Painting the outside of a house in Mordialloc
The houses, the weather and the streets here, and what each means for the outside of a house.
On a brick veneer house, it's the timber and metal that get painted
Victorian Places says Mordialloc's early housing is mainly modest brick veneer. Face brick isn't painted. What gets painted is everything around it: fascias, gutters, window frames, the front door and any timber cladding. On an older house those have had years of sun, so loose paint comes off, bare timber is primed and gaps are filled before the top coat. Houses from before 1970 can have lead-based paint in the older layers, and Aussie Painting doesn't do lead paint removal, so have it tested first if you're not sure.
Bayfront houses on Beach Road
The bigger houses on Beach Road look straight over the beach and the bay. They take salt and wind on every wall that faces the water, on balcony rails, window frames, gutters and gates. Rust is treated and primed first, and on coastal jobs our painters prime galvanised gutters and downpipes before the top coat. Tall two-storey walls are painted from lifts such as cherry pickers.
Mould and damp near the tidal creek
Mordialloc Creek is tidal and wider than usual where it meets the bay, with the yacht club and a boat yard along its banks. East of Chute Street an 1863 map labelled the land flood-prone, with the Carrum Swamp reaching to today's Browns Reserve. Houses near the creek and on that low ground get damp walls and mould where there's shade. It's cleaned off and the wall left to dry before paint goes on, and we don't start outside work when rain or heavy dew is due.
Townhouses on the old Epsom track, due for their first repaint
Over 400 dwellings went up between 2001 and 2006, mostly on the former Epsom Training Track, and 200 of them were flats and apartments. By 2021, 45.6% of Mordialloc's homes were townhouses or semi-detached, more than three times the Victorian share. Twenty years on, where these homes are rendered, cracks are filled and the surface washed and sealed before it's coated. Owners corporations and strata managers can ask us for one quote for the whole complex, so every home matches.

Don't pay to paint your Mordialloc home twice.
In Mordialloc, like anywhere, the cheapest quote skips the prep, uses cheap paint and does one coat. It looks fine for a few months, then it peels, and you're paying someone to strip it and start again.

Exterior Repaint in Mordialloc
Mordialloc sits on Port Phillip Bay, and salt air is hard on exterior paint and bare metal. About 46% of homes in Mordialloc are townhouses or semi-detached. For shared walls, fences and outside areas we can quote the owners corporation or strata manager directly. On coastal jobs we prime galvanised gutters and downpipes before they're painted. We don't start outside work when rain or heavy dew is due, and on hot days we work in the shade, so the paint goes on and dries the way it should.

Mordialloc painting questions, answered.
Quotes and price
Do you paint houses in Mordialloc?
Yes. We paint homes in Mordialloc and the suburbs around it, inside and out. Call or send the form and we'll come and look at the job.
How do I get a quote?
Call us or send the form with a line about the job and where you are. We'll arrange a time to look at it and give you a written quote. The quote is free.
How much does it cost to paint a house?
It depends on the size of the area, how much preparation the surfaces need, their condition, access and height, and how many coats it takes. We don't guess over the phone: we look at the job and put the price in writing, with each of those explained.
Do you take a deposit?
Yes, but only enough to cover the materials for your job. Everything else about payment is set out in your written quote before we start.
The job itself
Who actually does the painting?
Daniel's team of trade-qualified painters. Daniel runs the business and is your contact from the quote to the final walk-through.
What paint do you use?
Dulux, on every job. We pick the right Dulux product for the surface, whether that's a wet-area ceiling, weatherboards or a factory wall.
What time of year is best for exterior painting?
Dry, mild weather. Paint needs a dry surface and a temperature in the manufacturer's range while it cures, so exterior work is planned around the forecast. You get a planned schedule, and if rain moves the dates we tell you.
Do weatherboards need to be stripped back before painting?
Not always. Sound paint is sanded and spot-primed; flaking or failed paint is taken back until it's sound. We'll tell you which your house needs when we look at it.
Peace of mind
Are you insured?
Fully insured, $20 million public liability, on every job.
Do you guarantee your work?
Yes. We back our work with a 7-year workmanship guarantee on interior walls and ceilings. The guarantee covers peeling, flaking or blistering of paint we applied, caused by our preparation or application: 7 years on eligible interior walls and ceilings, 12 months on other eligible painted surfaces, and no fixed period on decks, floors, paths, stains, oils and clear finishes. It stays with the customer who paid for the job and doesn't pass to a new owner. Other conditions apply. The full terms are on our guarantee page.
When can I reach you?
Answering the phone 7 days. Call 0481 737 626, or send the form any time.
Do you paint near Mordialloc too?
Yes. We also paint in Frankston, Frankston South, Seaford, Langwarrin and Carrum Downs, and right across Frankston & Mornington Peninsula.
