Painting the outside of a house in Seaford

The houses, the weather and the streets here, and what each means for the outside of a house.

Painting a house between the bay and Kananook Creek

West of the railway, Seaford is a narrow strip of dune. The beach, the foreshore reserve, Nepean Highway and Kananook Creek all run side by side, and the creek is only about 200 metres back from the water. Council's character study for the highway strip, from Coolibar Avenue to Overton Road, says some houses there date to the 1920s, weatherboard is common, and the modest timber and fibro cottages are being replaced by two and three storey houses. A house on that strip has salt air at the front door and a creek at the back fence. Galvanised gutters and downpipes are primed before they're painted, and on the tall new houses our painters work from lifts such as cherry pickers to reach the high walls.

Repainting fifties weatherboards

Between Railway Parade and the wetlands, council describes a garden suburb by the sea: flat land and single-storey houses from between the wars to the 1970s, most of them in 1950s styles, in a mix of brick, timber and fibro. Victorian Places is blunter. It says cheap land and loose building inspection after the war led to cheap housing. Seventy years on, those weatherboards need the flaking paint scraped back, the bare timber primed and the gaps filled before a top coat is worth putting on. Fibro is a separate matter. The state's health advice is that cement sheet in a house from before the mid-1980s probably holds asbestos, and Aussie Painting doesn't take on old fibro. Tell us what your house is clad in when you ask for a quote.

Green walls and full gutters under the banksias

Seaford's foreshore reserve runs five kilometres from Keast Park to Mile Bridge and holds 50 hectares of Coast Banksia woodland. The streets behind it sit in what the character study calls an informal coastal garden setting with mature Coast Banksias. Big trees mean shade, and a shaded wall dries slowly. South sides and the fascias under the canopy go green, and the gutters fill with leaves. That growth has to be cleaned off and the wall left to dry before paint goes on, or the new coat lifts. We don't start outside work when rain or heavy dew is due.

Colours and damp beside the Seaford Wetlands

The Seaford Wetlands cover 158 hectares in the middle of the suburb. Melbourne Water describes them as part of what remains of the Carrum Carrum Swamp, kept to hold floodwater, and Seaford's east was low and swampy before it sold for housing from the mid-1950s. On low ground the bottom boards and the base of a wall stay damp longest, and that is where paint gives up first. For houses beside the wetlands, council's guidelines ask for muted colours and materials and list exposed red or orange brick as something to avoid. Tell us the colours you have in mind when you ask for a quote.

What gets painted on a brick and tile house

East of the freeway the houses are newer. Council describes the streets around East Road and Maple Street as a single-storey mix from the 1960s to the 1980s in brick and tile, and the newest pockets as 1990s brick and render, often two storey. Nobody paints face brick. What gets painted on these houses is the timber and metal around it: fascia boards, gutters, window frames and the front door. Where the eaves are old fibro sheet, they are left untouched. Render needs its cracks filled before it is coated. On hot days our painters follow the shade around the house so the paint doesn't dry too fast.

Exterior Repaint in Seaford

In Seaford, most houses were built in the 1950s and 1960s. Houses from before 1970 can have lead-based paint in the older layers. Aussie Painting doesn't do lead paint removal, so if you're not sure, have it tested before any sanding. Seaford sits on Port Phillip Bay, and salt air is hard on exterior paint and bare metal. About 23% of homes in Seaford are townhouses or semi-detached. For shared walls, fences and outside areas we can quote the owners corporation or strata manager directly. On coastal jobs we prime galvanised gutters and downpipes before they're painted. We don't start outside work when rain or heavy dew is due, and on hot days we work in the shade, so the paint goes on and dries the way it should.

Quotes and price

Do you paint houses in Seaford?

Yes. We paint homes in Seaford and the suburbs around it, inside and out. Call or send the form and we'll come and look at the job.

How do I get a quote?

Call us or send the form with a line about the job and where you are. We'll arrange a time to look at it and give you a written quote. The quote is free.

How much does it cost to paint a house?

It depends on the size of the area, how much preparation the surfaces need, their condition, access and height, and how many coats it takes. We don't guess over the phone: we look at the job and put the price in writing, with each of those explained.

Do you take a deposit?

Yes, but only enough to cover the materials for your job. Everything else about payment is set out in your written quote before we start.

The job itself

Who actually does the painting?

Daniel's team of trade-qualified painters. Daniel runs the business and is your contact from the quote to the final walk-through.

What paint do you use?

Dulux, on every job. We pick the right Dulux product for the surface, whether that's a wet-area ceiling, weatherboards or a factory wall.

What time of year is best for exterior painting?

Dry, mild weather. Paint needs a dry surface and a temperature in the manufacturer's range while it cures, so exterior work is planned around the forecast. You get a planned schedule, and if rain moves the dates we tell you.

Peace of mind

Are you insured?

Fully insured, $20 million public liability, on every job.

Do you guarantee your work?

Yes. We back our work with a 7-year workmanship guarantee on interior walls and ceilings. The guarantee covers peeling, flaking or blistering of paint we applied, caused by our preparation or application: 7 years on eligible interior walls and ceilings, 12 months on other eligible painted surfaces, and no fixed period on decks, floors, paths, stains, oils and clear finishes. It stays with the customer who paid for the job and doesn't pass to a new owner. Other conditions apply. The full terms are on our guarantee page.

When can I reach you?

Answering the phone 7 days. Call 0481 737 626, or send the form any time.

Do you paint near Seaford too?

Yes. We also paint in Frankston North, Carrum Downs, Frankston, Langwarrin and Frankston South, and right across Frankston & Mornington Peninsula.
