What a paint job in Sorrento has to deal with
The houses, the weather and the rules here, and what each means for the paint.
Permits before paint across most of old Sorrento
The Shire's heritage schedule has more than 80 Sorrento entries, and about 60 of them have outside paint controls. They take in whole precincts: the houses along the cliff, Kerferd Avenue, Darling Road, and Ocean Beach Road on its way to the Back Beach. The Shire says these places need a permit to be repainted outside, and also to coat bare stone or brickwork for the first time. Settle colours with the Shire first.
On a limestone house the paint job is the woodwork
Visitors have been coming since the 1870s, and the Shire's heritage citation names limestone as the main building material along Melbourne Road. The stone itself normally stays unpainted. What needs paint is the woodwork: verandah posts, fascias, window sashes, doors. Salt air finds any break in that coating. Old timber needs scraping to a firm edge, primer on bare patches and filler in the gaps ahead of the finish coats.
Old moonahs overhead and nobody home to notice
Victorian Places calls Sorrento's tree cover generous, and the Sorrento Park moonahs are put at as much as 200 years old. Shade like that keeps the cold side of a house damp and fills the gutters with litter. Some 70.9% of private dwellings stood unoccupied at the 2021 census, so damp and rust can run unseen for months. Walls need washing and drying time, and outside painting waits for a dry spell.
Large family holiday houses, and limestone shops
Houses with four bedrooms or more make up 46.9% of Sorrento's homes. Residents' median age is 64, with 63.9% of lived-in homes owned outright, so repaints tend to be whole houses, planned well ahead. On Ocean Beach Road the shops at the bay end are limestone too, below the Continental Hotel of 1875, itself four storeys of limestone. Walls that high are painted from lifts such as cherry pickers.

Don't pay to paint your Sorrento home twice.
In Sorrento, like anywhere, the cheapest quote skips the prep, uses cheap paint and does one coat. It looks fine for a few months, then it peels, and you're paying someone to strip it and start again.

Painting homes in Sorrento
Sorrento sits on Port Phillip Bay and Bass Strait, and salt air is hard on exterior paint and bare metal. Sorrento is built on limestone, from the historic Continental Hotel to the old stone homes behind its tree-filled streets. Heritage limestone and older timber need breathable, compatible paint and careful prep, not a heavy modern coat over the top. I'm Daniel Dimsey, born and raised on the Mornington Peninsula. Aussie Painting is a local, Australian-owned business painting house interiors and exteriors across Frankston and the Mornington Peninsula. We genuinely care about every job: we use Dulux paints and put the real time into preparation, because good preparation is what stops paint flaking and peeling early. Interior walls and ceilings are backed by our 7-year workmanship guarantee, and all work is done by qualified painters.

How much does it cost to paint a house?
