New colours need a permit on six old Merricks places
Merricks itself is a small settlement on the Frankston-Flinders Road, with 113 private dwellings at the 2021 Census, every occupied one a separate house. The planning scheme's heritage list puts external paint controls on six of its places: the 1927 general store, the Minto, Larnoo and Kalimna farm complexes, the Oast House and a house on Balnarring Road. None of them can take new outside colours without a planning permit, so talk to the Shire before choosing a scheme.

Merricks Beach began as the Manly Beach Estate, laid out in the 1920s by the surveyor Saxil Tuxen, though the Shire's heritage study says most buildings date from the second half of the 1900s. On census night in 2021, 147 of its 240 private dwellings were empty. Rooms shut for weeks grow mould overhead, and mouldy wet-area ceilings are treated and cleaned before painting.
Keeping wash water and paint dust out of the rainwater tank
Many Merricks Beach houses run on tank water. Residents voted against mains water in 1993, and the planning scheme's Merricks Beach overlay still asks for a permit to connect to it. If your roof feeds the drinking tank, tell us at the quote. Wash water and sanding dust from gutters, fascias and upper walls must not end up in it, so that gets planned before any work starts.
Old fibro, old paint and metal near the shore
The Shire's history records the late-1940s Merricks Beach Store in Wave Street as a fibro cement building, and other early beach buildings may be the same. We don't take on old fibro. Coatings older than 1970 may hold lead as well, and we don't do lead paint removal, so get them tested before any sanding starts. This close to Western Port, galvanised gutters and downpipes are primed, as on any coastal job.
