Painting the tall side of a house on a slope
Frankston South climbs from the bay to the highest land in the council area, with Sweetwater Creek running down through the middle from Mount Eliza. Council's 2023 character report describes winding, steep streets where houses are often split level, mostly in brick and render. A house on a slope has one tall side. The downhill wall can be two or three storeys off the ground even when the front door is at street level, and it is usually the wall that faces the weather. Colours and salt on the clifftop houses
Along the top of the coastal cliff, council describes very large blocks that run from Nepean Highway to the cliff edge, with houses from between the wars to the present, a few of them Victorian, often two storey to catch the sea view. Lower down the slope the houses are newer, from the 1980s on, in brick and tile. For both, council's guidelines ask for subdued colours on external finishes and lighter looking materials, and warn against buildings that stand out when seen from the water. With nothing between the house and the bay, salt reaches every surface that faces west, so galvanised gutters and downpipes are primed before paint on these jobs.
Painting damp, shaded houses along Sweetwater Creek
Sweetwater Creek is a strip of bush through the centre of the suburb: thirteen hectares in the lower reserve and another 5.3 hectares from the old reservoir to Overport Road. Council describes the streets around it as coastal bush in character, with narrow roads, larger blocks and houses that are generally two storeys. A planning overlay protects any tree with a trunk more than half a metre around, so the canopy is staying. Shade keeps the south side of a house damp. Walls go green, gutters fill, and timber stays wet for days after rain. It all has to be cleaned off and dry before it is painted. Beside the creek, the planning scheme also has council weigh the external colours and finishes of new building work.
What gets painted on a 1950s to 70s brick house
Frankston South grew steadily through the 1960s. On the north side of the creek corridor, council describes single storey houses from the 1950s to the 1970s in mixed brick and fibro under tiled roofs, and east of the creek, houses from the 1960s on in brick and tile. On a brick house the paint is on the timber: windows, fascias and the carport. Old fibro is another matter. If it was made before the mid-1980s it probably contains asbestos, and Aussie Painting doesn't take on old fibro walls. A brick house with old fibro eaves is still a job for us, and the eaves are left untouched. We don't do lead paint removal, so have old paint on a house from before 1970 tested before it is sanded.
Repainting a big two storey house from the 1980s on
The newer estates are large houses on large blocks. Council describes two storey villas from the 1980s to the present, some in reproduction Victorian and Edwardian styles, and around Overport Road, large houses in extensive grounds set more than fifteen metres back from the street. Where the planning scheme's Frankston South design overlay applies, new lots must be at least 2,500 square metres. A big two storey house means a lot of fascia, a lot of windows and a long run of gutter, and reproduction period trim has more edges to prepare than a plain fascia.
