Painting a house on the Ranelagh Estate
Walter Burley Griffin and Marion Mahony Griffin laid out the Ranelagh Estate in 1924, between Canadian Bay Road, Mount Eliza Road, Earimil Creek and the beach. It has about 800 lots, but sales were slow, and the Shire's conservation plan says most of its houses went up from the 1970s, when the roads were finally sealed. The early houses are near the bay, in Rannoch Avenue, Ravenscourt Crescent, Rendlesham Avenue and Rosserdale Crescent: one and two storey houses in big gardens, some in weatherboard, one by Robin Boyd with vertical timber boards. Further back, the plan describes brick veneer and weatherboard houses from the 1960s on. Two groups of Ranelagh houses, and a good many single ones, carry heritage paint controls, so new colours may need a permit. Check with the Shire first, and we quote the scheme they approve.
Choosing paint colours where muted tones are the rule
In a lot of Mount Eliza streets the colour of a house is set by rule. In the Woodland area, in Ranelagh and along the coastal and clifftop streets, the Shire's design overlays say all cladding and trim must be coloured and maintained in muted tones of green, brown, beige or other approved colours, with finishes under 40 percent reflectivity, roofs included. The Shire's own guide puts it in paint terms: a light reflectance value under 40. Paint makers publish that number for every colour, and most bright whites are well over it. Bring the overlay into the colour choice early, before anyone falls in love with a sample pot.
Repainting damp timber in the Woodland
Between Moorooduc Highway, Nepean Highway, Canadian Bay Road and Humphries Road lies the area the Shire calls the Woodland. It was developed in the late 1960s and early 1970s on lots averaging 2,900 to 3,500 square metres, with houses covering less than a tenth of each block. The Shire's study describes large brick houses from the 1970s to the 1990s, single storey, two storey and split level, with tile and sometimes steel roofs, some recycled brick, timber features on the fronts, and many houses hidden from the street by trees. Under that much canopy, timber stays damp. Fascias, pergolas and window frames on the south side go green, and then the paint lets go. It is cleaned off, dried, sanded and primed before top coats. We don't start outside work when rain or heavy dew is due.
Salt, sun and high walls on the bay side
Mount Eliza's coast is a run of small bays between headlands: Canadian Bay, Daveys Bay, Half Moon Bay, Moondah Beach and Ranelagh Beach. The cliffs behind them are high, and six creeks cut gullies down to the water. Inland, the ground rises to the escarpment along Two Bays Road. Houses on the bay side get salt and the full afternoon sun on their west walls, and galvanised gutters and downpipes are primed before they're painted on those jobs. On a sloping block the downhill side of a two storey house is a long way up. Our painters work from lifts such as cherry pickers on high walls, and on hot days they follow the shade.
Old paint and old fibro on the earliest houses
A few houses are much older than the suburb around them. The Shire's heritage study records a California bungalow from about 1923 in Burong Court, built of timber and fibro, and the conservation plan notes that Ranelagh's first holiday shacks were made of cheap materials, with few left standing. Fibro from before the mid-1980s is likely to hold asbestos, and we don't take on old fibro, so tell us if that's what your house is made of. We don't do lead paint removal, so old paint on a house from before 1970 should be tested before anyone sands it.
