Repainting the timber on a Botany Park brick house
Carrum Downs was farmland until the 1980s. One of its first big estates, Botany Park, was built by AVJennings in the late 1970s and early 1980s between Ballarto Road and Hall Road, and council describes the streets around the old Brotherhood settlement as a single-storey mix from the 1960s to the 1980s, usually brick and tile with some timber houses. Those houses are forty years old now. The bricks don't want paint, but the timber around them does: fascias, window frames, pergolas and the front door. Timber that has gone grey and cracked gets sanded back and primed before the top coats.

Most of the suburb came later. Council's character study describes houses from the mid-1980s to the present in what it calls grand urban and modern villa styles, mostly single storey, in brick and render under tiled roofs. Render fades, and it cracks in fine lines that let water in behind the paint, so the cracks are filled before anything is coated. In the newer streets around Fulmar Street, council notes side setbacks of about a metre, with garages often built on the side boundary. A wall on the boundary faces your neighbour's yard. Mention it when you ask for a quote, and have a word with next door.
Old paint on the houses along Frankston-Dandenong Road
A few pockets are much older than the estates. The Brotherhood of St Laurence started its settlement here in 1935 and began building cottages for older people in 1945. Council also describes houses from between the wars and the 1950s, in a mix of timber and brick, that went up one at a time in the paddocks alongside Frankston-Dandenong Road. We don't do lead paint removal, and a house from before 1970 can have lead-based paint in its old layers that nobody should sand blind. Have the paint tested first.
Sun-faded paint, with no bay to blame

Walls that face north and west chalk and fade years ahead of the others, and a dark garage door or fascia shows it first.
