What a paint job in Rye has to deal with
The houses, the weather and the rules here, and what each means for the paint.
Tea-tree scrub keeps walls green and gutters full
Lime burners stripped the she-oak and moonah woodland of the Nepean Peninsula to feed their kilns. The Shire's history says a tangled scrub of coastal tea-tree replaced it and now makes up the bulk of the vegetation. Houses tucked into it sit in shade. Algae and mould settle on the cold side, and litter lies wet in the gutters. It all gets washed off, and the wall left to dry, before painting.
A town that faces north into a north-west wind
Rye's centre looks north across the bay. The Shire's design study notes strong winds from the north-west, which the foreshore planting only half stops, and sand blown from the foreshore to the shop doors. Paint won't grip over grit and salt. On the far side, Parks Victoria describes Rye Ocean Beach as an exposed, sandy shore where the waves are powerful. Whichever coast is nearer, outside surfaces start with a thorough wash.
Holiday houses slowly turning into full-time homes
In 1981 two Rye dwellings in three were unoccupied at the census. By 1996 it was 61%, and in 2021 it was 54.5%. The Shire has tracked that long shift from holiday house to permanent home, with money going into older properties. Housing here spread south towards the back beach through the 1950s and 1960s. Moving in for good usually means one full repaint in place of years of patch-ups.
Plain single-storey shops, earthy colours, a few protected houses
Rye's shops are mostly small, one storey high and one shop wide, hard up against the footpath under verandahs that have no posts. The design overlay for the centre asks for muted earthy tones and materials that survive exposed coastal conditions. A handful of the oldest houses, Tyrone in Locke Street among them, have heritage paint controls, so check with the Shire before recolouring those.

Don't pay to paint your Rye home twice.
In Rye, like anywhere, the cheapest quote skips the prep, uses cheap paint and does one coat. It looks fine for a few months, then it peels, and you're paying someone to strip it and start again.

Painting homes in Rye
In Rye, most houses were built in the 1950s and 1960s and later. Houses from before 1970 can have lead-based paint in the older layers. Aussie Painting doesn't do lead paint removal, so if you're not sure, have it tested before any sanding. Rye sits on Port Phillip Bay and Bass Strait, and salt air is hard on exterior paint and bare metal. Rye stretches from the calm bay beach, with its old lime kiln, right across to the wild ocean back beach. Homes near the back beach cop wind-blown sand and salt, which wear paint fast, so thorough washing and prep come first. I'm Daniel Dimsey, born and raised on the Mornington Peninsula. Aussie Painting is a local, Australian-owned business painting house interiors and exteriors across Frankston and the Mornington Peninsula. We genuinely care about every job: we use Dulux paints and put the real time into preparation, because good preparation is what stops paint flaking and peeling early. Interior walls and ceilings are backed by our 7-year workmanship guarantee, and all work is done by qualified painters.

How do I get a quote?
Call us or send the form with a line about the job and where you are. We'll arrange a time to look at it and give you a written quote. The quote is free.
How much does it cost to paint a house?
It depends on the size of the area, how much preparation the surfaces need, their condition, access and height, and how many coats it takes. We don't guess over the phone: we look at the job and put the price in writing, with each of those explained.
Do you take a deposit?
Yes, but only enough to cover the materials for your job. Everything else about payment is set out in your written quote before we start.
