Painting the outside of a house in Frankston

The houses, the weather and the streets here, and what each means for the outside of a house.

Painting beach houses on Long Island and Gould Street

Frankston's beach houses sit on Long Island, the spit of sand between Kananook Creek and the bay. Council's character study says a few date back to the 1920s, most are post-war, and the modest originals are making way for two and three storey houses, especially on the west side of Gould Street. For new work there, council asks for timber or other lightweight cladding in subdued colours, and lists exposed red or orange brick among the things to avoid. The Bureau of Meteorology's Frankston Beach station records an average afternoon wind of about 20 km/h, strongest in September, and that wind carries salt straight onto these houses. Galvanised gutters and downpipes are primed before they're painted, and our painters reach the high walls of the new three storey places from lifts such as cherry pickers.

Repainting weatherboards on the Cliff Road escarpment

Central Frankston is flat, ten to twelve metres above the bay, and then climbs sharply at Olivers Hill to 55 metres. Along the escarpment west of Cliff Road, council describes houses from between the wars to the present, a mix of one, two and more storeys, with weatherboard common, and notes how visible they are from the water. Its guidelines ask for lighter looking materials and finishes that suit the coast. Weatherboards on a cliff top cop everything the bay throws at them. Flaking paint comes off, bare timber is primed and the gaps are filled before the top coats.

What needs paint on a Karingal brick house

In 1962 A.V. Jennings opened display homes at its Karingal estate, in Frankston's north-east. About 3,000 houses followed over twelve years, on curving streets that were among the first in Australia to drop the grid. Council describes them as single storey, in brick with tiled roofs, with no front fences. The bricks look after themselves. What needs paint after fifty or sixty years is the timber: window frames, fascias, carports and front doors. Eaves lined with old fibro sheet are left untouched. With no fence, the whole front of the house is on show from the street, and that is where people usually start.

Old paint and old fibro on post-war houses

Victorian Places says cheap land and a stretched council building inspector led to a burst of cheap housing in Frankston after the war, made worse by a shortage of materials. Council's 2023 character report describes the older houses near the foreshore, and in the garden suburbs behind it, as weatherboard, brick and fibro. Fibro cement sheet made before the mid-1980s is likely to hold asbestos, and old fibro isn't work Aussie Painting takes on. Tell us if you have it, or think you might. We don't do lead paint removal either, so have old paint on a house from before 1970 tested before anyone sands it.

Painting blocks of units, and two heritage addresses

One Frankston home in five, 20.3%, is a townhouse or semi-detached, against 13.9% across Victoria, and council notes that the streets nearest the shops, particularly those with larger blocks, have been extensively rebuilt as units. The outside of a block of units is usually one job for the owners corporation, not six small ones, and we can quote the owners corporation or its manager. Very few Frankston houses carry heritage paint controls. The planning scheme lists 6 Petrie Street and the Davey Street precinct, numbers 8 to 18. At those, check with council before the colours change.

Exterior Repaint in Frankston

In Frankston, most houses were built after World War II, including the Karingal estate in the 1960s. Houses from before 1970 can have lead-based paint in the older layers. Aussie Painting doesn't do lead paint removal, so if you're not sure, have it tested before any sanding. Frankston sits on Port Phillip Bay, and salt air is hard on exterior paint and bare metal. About 20% of homes in Frankston are townhouses or semi-detached. For shared walls, fences and outside areas we can quote the owners corporation or strata manager directly. On coastal jobs we prime galvanised gutters and downpipes before they're painted. We don't start outside work when rain or heavy dew is due, and on hot days we work in the shade, so the paint goes on and dries the way it should.

Frankston painting questions, answered.

Quotes and price

Do you paint houses in Frankston?

Yes. We paint homes in Frankston and the suburbs around it, inside and out. Call or send the form and we'll come and look at the job.

How do I get a quote?

Call us or send the form with a line about the job and where you are. We'll arrange a time to look at it and give you a written quote. The quote is free.

How much does it cost to paint a house?

It depends on the size of the area, how much preparation the surfaces need, their condition, access and height, and how many coats it takes. We don't guess over the phone: we look at the job and put the price in writing, with each of those explained.

Do you take a deposit?

Yes, but only enough to cover the materials for your job. Everything else about payment is set out in your written quote before we start.

The job itself

Who actually does the painting?

Daniel's team of trade-qualified painters. Daniel runs the business and is your contact from the quote to the final walk-through.

What paint do you use?

Dulux, on every job. We pick the right Dulux product for the surface, whether that's a wet-area ceiling, weatherboards or a factory wall.

What time of year is best for exterior painting?

Dry, mild weather. Paint needs a dry surface and a temperature in the manufacturer's range while it cures, so exterior work is planned around the forecast. You get a planned schedule, and if rain moves the dates we tell you.

Peace of mind

Are you insured?

Fully insured, $20 million public liability, on every job.

Do you guarantee your work?

Yes. We back our work with a 7-year workmanship guarantee on interior walls and ceilings. The guarantee covers peeling, flaking or blistering of paint we applied, caused by our preparation or application: 7 years on eligible interior walls and ceilings, 12 months on other eligible painted surfaces, and no fixed period on decks, floors, paths, stains, oils and clear finishes. It stays with the customer who paid for the job and doesn't pass to a new owner. Other conditions apply. The full terms are on our guarantee page.

When can I reach you?

Answering the phone 7 days. Call 0481 737 626, or send the form any time.

Do you paint near Frankston too?

Yes. We also paint in Frankston North, Frankston South, Seaford, Langwarrin and Mount Eliza, and right across Frankston & Mornington Peninsula.
