Repainting the timber on the first brick houses, near McClelland Drive
By 1966 Langwarrin had about 1,000 house lots sold or built on, most of them north-east of the corner of Cranbourne Road and McClelland Drive. Council's character study covers those streets, Alder Street, Turner Road and Paterson Avenue among them, and describes single storey houses from the 1960s to the 1980s in brick, with prominent pitched tile roofs. After fifty years the brick is fine and the timber isn't. Window frames, fascias and barge boards are where the paint has failed, and they are sanded back and primed before top coats. Along the main roads council also notes some fibro on the older houses. Aussie Painting doesn't take on old fibro, and on a brick house any old fibro eaves are left as they are.
Painting rendered houses from the late 1980s on
Housing moved east from there. Langwarrin Park primary school opened in 1989 and Woodlands in about 1996, and the streets around Lexton Drive, Gum Nut Drive and Granite Drive are what council calls modern villas from the late 1980s on, in brick and render with a mix of roof materials. Render is the part that needs a painter. It fades on the north and west walls and cracks in fine lines, and those cracks are filled before anything goes over them. Langwarrin is inland, so the wear here comes from sun, not salt. On hot days our painters work on the shaded side of the house.
Painting a ranch house, its fences and its sheds
Around Yarralumla Drive, McKays Road and Centre Road, council describes low ranch style houses from the mid-1980s, set nine to fifteen metres back from the street with wide side setbacks. Further east, toward Western Port Highway, the blocks are larger again, irregular and semi-rural, with sprawling homestead style houses, some unsealed roads and no kerbs. A long, low house has a lot of fascia and gutter for its floor area, verandah posts all round, and often sheds and fences on top. Fences and decks are brushed and rolled by our painters.
Choosing colours on Langwarrin's rural edge
On Langwarrin's rural residential land, the planning scheme lets a single house go ahead without a permit only if, among other things, its external finishes are muted natural colours and tones that suit the landscape around it. Council's guidelines for the semi-rural east say the same: use muted colours and tones on external finishes, and avoid bright or reflective ones. One Langwarrin house, the bungalow at 144 North Road, has heritage paint controls. If you are on acreage, check with council before you go from a muted scheme to a bright one.
Gutters and green walls where the bush meets the fence
Council notes that remnant bush is visible behind the houses in much of Langwarrin, and Boggy Creek runs through the older part as a line of trees. The Langwarrin Flora and Fauna Reserve, once a military reserve, takes up the ground between McClelland Drive, North Road, Warrandyte Road and Robinsons Road. Gum trees drop leaves, bark and twigs into gutters all year and keep the south side of a house in shade. Shaded walls go green, and that has to be cleaned off and dried before paint.
