Painting the outside of a house in Edithvale

The houses, the weather and the streets here, and what each means for the outside of a house.

Salt and sand on the streets by the beach

Edithvale is known for its long white-sand beach and its bathing boxes. By the end of the 1920s the short streets between the beach and Point Nepean Road were full of holiday houses. Houses in those streets take salt and sand on the wind. Salt eats at gutters, frames and fixings, and grit sticks to the walls. Walls are washed down before painting, rust is treated and primed, and on coastal jobs our painters prime galvanised gutters and downpipes before the top coat.

Faded paint on walls facing the sunset

Edithvale's beach looks west across the bay, and the sun sets over the water in front of it. The walls of houses facing the beach take the hottest sun of the day, so paint on that side fades and chalks faster than at the back. On hot days our painters work in the shade and follow it around the house, so the paint doesn't dry too fast and leave lap marks.

Damp walls on the wetland side

East of Point Nepean Road the land was swampy. Past Secondary Drain it is now the Edithvale Wetlands, about 101 hectares, a remnant of the Carrum Carrum Swamp listed under the Ramsar convention in 2001. Melbourne Water keeps them as a flood management asset. Houses on the wetland side sit on low ground, where the bottom boards and the base of walls stay damp longest and shaded walls grow mould. It is cleaned off and the wall left to dry before paint goes on, and we don't start outside work when rain or heavy dew is due.

Many coats on the older houses

Edithvale's primary school opened in 1913, its station in 1919 and its post office in 1923. A house from those early decades carries many coats of paint, often with oil-based enamel on the doors and window frames. Houses from before 1970 can have lead-based paint in the older layers, and Aussie Painting doesn't do lead paint removal, so get it tested before any sanding if you're not sure. The quote checks the trims, because old enamel changes the prep.

Exterior Repaint in Edithvale

In Edithvale, most houses were built from the 1920s on. Houses from before 1970 can have lead-based paint in the older layers. Aussie Painting doesn't do lead paint removal, so if you're not sure, have it tested before any sanding. Edithvale sits on Port Phillip Bay, and salt air is hard on exterior paint and bare metal. About 18% of homes in Edithvale are townhouses or semi-detached. For shared walls, fences and outside areas we can quote the owners corporation or strata manager directly. On coastal jobs we prime galvanised gutters and downpipes before they're painted. We don't start outside work when rain or heavy dew is due, and on hot days we work in the shade, so the paint goes on and dries the way it should.

Quotes and price

Do you paint houses in Edithvale?

Yes. We paint homes in Edithvale and the suburbs around it, inside and out. Call or send the form and we'll come and look at the job.

How do I get a quote?

Call us or send the form with a line about the job and where you are. We'll arrange a time to look at it and give you a written quote. The quote is free.

How much does it cost to paint a house?

It depends on the size of the area, how much preparation the surfaces need, their condition, access and height, and how many coats it takes. We don't guess over the phone: we look at the job and put the price in writing, with each of those explained.

Do you take a deposit?

Yes, but only enough to cover the materials for your job. Everything else about payment is set out in your written quote before we start.

The job itself

Who actually does the painting?

Daniel's team of trade-qualified painters. Daniel runs the business and is your contact from the quote to the final walk-through.

What paint do you use?

Dulux, on every job. We pick the right Dulux product for the surface, whether that's a wet-area ceiling, weatherboards or a factory wall.

What time of year is best for exterior painting?

Dry, mild weather. Paint needs a dry surface and a temperature in the manufacturer's range while it cures, so exterior work is planned around the forecast. You get a planned schedule, and if rain moves the dates we tell you.

Do weatherboards need to be stripped back before painting?

Not always. Sound paint is sanded and spot-primed; flaking or failed paint is taken back until it's sound. We'll tell you which your house needs when we look at it.

Peace of mind

Are you insured?

Fully insured, $20 million public liability, on every job.

Do you guarantee your work?

Yes. We back our work with a 7-year workmanship guarantee on interior walls and ceilings. The guarantee covers peeling, flaking or blistering of paint we applied, caused by our preparation or application: 7 years on eligible interior walls and ceilings, 12 months on other eligible painted surfaces, and no fixed period on decks, floors, paths, stains, oils and clear finishes. It stays with the customer who paid for the job and doesn't pass to a new owner. Other conditions apply. The full terms are on our guarantee page.

When can I reach you?

Answering the phone 7 days. Call 0481 737 626, or send the form any time.

Do you paint near Edithvale too?

Yes. We also paint in Frankston, Frankston South, Seaford, Langwarrin and Carrum Downs, and right across Frankston & Mornington Peninsula.
