Painting the outside of a house in Chelsea
The houses, the weather and the streets here, and what each means for the outside of a house.
Salt on the herring-bone streets by the beach
Chelsea has a long beach overlooked by many houses, set out in a herring-bone pattern of streets between the sea and Point Nepean Road. Houses in the streets nearest the water take the wind and salt first. It settles on window frames, gutters, balcony rails and fence posts, and rust starts at the fixings. Rust is treated and primed, and on coastal jobs our painters prime galvanised gutters and downpipes before the top coat.
Painting the outside of a block of flats
At the 2021 census 41.7% of Chelsea's homes were flats or apartments, far above Victoria's 12.1%, and another 23.5% were townhouses or semi-detached. Only about a third were separate houses. The outside walls, stairs and balconies of a block are usually common property. The owners corporation or strata manager can ask us to quote the whole building, and high walls are painted from lifts such as cherry pickers.
Many coats on timber from the holiday-shack years
In the early 1920s Chelsea had a timber yard serving home builders and people putting up their own holiday shacks, and in 1946 the city was described as held back by sub-standard holiday houses. Where an older timber house is still standing, it carries many coats of paint. Flaking paint is scraped back, bare timber primed and gaps filled before a top coat. Houses from before 1970 can have lead-based paint in the older layers, and Aussie Painting doesn't do lead paint removal, so have it tested first if you're not sure.
Damp ground on the drain side
Chelsea sits on flat, low land. The old Chelsea city was seldom more than 1.8 km wide between the beach and Secondary Drain, and it flooded when the Dandenong Creek surged into the former Carrum Swamp, until the council's engineer tackled the flood problem in the 1950s. Along the drain now there are parklands and sports reserves. Shaded walls on low ground stay damp and grow mould, which is killed and cleaned off and the wall dried before painting. We don't start outside work when rain or heavy dew is due.

Don't pay to paint your Chelsea home twice.
In Chelsea, like anywhere, the cheapest quote skips the prep, uses cheap paint and does one coat. It looks fine for a few months, then it peels, and you're paying someone to strip it and start again.

Exterior Repaint in Chelsea
In Chelsea, most houses were built from the 1920s on. Houses from before 1970 can have lead-based paint in the older layers. Aussie Painting doesn't do lead paint removal, so if you're not sure, have it tested before any sanding. Chelsea sits on Port Phillip Bay, and salt air is hard on exterior paint and bare metal. About 24% of homes in Chelsea are townhouses or semi-detached. For shared walls, fences and outside areas we can quote the owners corporation or strata manager directly. On coastal jobs we prime galvanised gutters and downpipes before they're painted. We don't start outside work when rain or heavy dew is due, and on hot days we work in the shade, so the paint goes on and dries the way it should.

Chelsea painting questions, answered.
Quotes and price
Do you paint houses in Chelsea?
Yes. We paint homes in Chelsea and the suburbs around it, inside and out. Call or send the form and we'll come and look at the job.
How do I get a quote?
Call us or send the form with a line about the job and where you are. We'll arrange a time to look at it and give you a written quote. The quote is free.
How much does it cost to paint a house?
It depends on the size of the area, how much preparation the surfaces need, their condition, access and height, and how many coats it takes. We don't guess over the phone: we look at the job and put the price in writing, with each of those explained.
Do you take a deposit?
Yes, but only enough to cover the materials for your job. Everything else about payment is set out in your written quote before we start.
The job itself
Who actually does the painting?
Daniel's team of trade-qualified painters. Daniel runs the business and is your contact from the quote to the final walk-through.
What paint do you use?
Dulux, on every job. We pick the right Dulux product for the surface, whether that's a wet-area ceiling, weatherboards or a factory wall.
What time of year is best for exterior painting?
Dry, mild weather. Paint needs a dry surface and a temperature in the manufacturer's range while it cures, so exterior work is planned around the forecast. You get a planned schedule, and if rain moves the dates we tell you.
Do weatherboards need to be stripped back before painting?
Not always. Sound paint is sanded and spot-primed; flaking or failed paint is taken back until it's sound. We'll tell you which your house needs when we look at it.
Peace of mind
Are you insured?
Fully insured, $20 million public liability, on every job.
Do you guarantee your work?
Yes. We back our work with a 7-year workmanship guarantee on interior walls and ceilings. The guarantee covers peeling, flaking or blistering of paint we applied, caused by our preparation or application: 7 years on eligible interior walls and ceilings, 12 months on other eligible painted surfaces, and no fixed period on decks, floors, paths, stains, oils and clear finishes. It stays with the customer who paid for the job and doesn't pass to a new owner. Other conditions apply. The full terms are on our guarantee page.
When can I reach you?
Answering the phone 7 days. Call 0481 737 626, or send the form any time.
Do you paint near Chelsea too?
Yes. We also paint in Frankston, Frankston South, Seaford, Langwarrin and Carrum Downs, and right across Frankston & Mornington Peninsula.
