Painting the outside of a house in Sorrento

Every suburb is a different paint job. Here is what's particular to Sorrento, and what each thing means for the work.

Limestone houses, and the timber that needs the paint

Sorrento has been a holiday town since the 1870s, and its first builders used the stone under their feet. The Sorrento Hotel of 1872 may be the earliest limestone building on the Peninsula, with brick quoining at its corners. Limestone houses followed on the cliff top, Illabarook in 1878 and Maroondah in 1901 among them, and Melbourne Road is mainly limestone too. On a house like that the stone is normally left bare. The painting is in the timber around it: verandah posts, fascias, windows and doors, which only last in this weather while their paint is sound.

Most of old Sorrento has paint controls

Of 84 Sorrento entries in the Shire's Heritage Overlay schedule, 61 have external paint controls switched on. Whole precincts are covered: the Cliff Top precinct, and the Residential precinct that takes in Ocean Beach Road from Melbourne Road to the Back Beach, Kerferd Avenue, Darling Road, Ossett Street and Donalda Avenue. Where controls apply, the Shire says a planning permit is needed to repaint the outside, and painting stone or brick that has never been painted needs one as well. Talk to the Shire before choosing colours. We quote to the scheme they approve.

Muted tones near the coast

The Shire's coast and landscape design overlay names the Sorrento heritage precinct in its aims. Where it applies, cladding and trim are to be in muted greens, browns and beiges or other approved colours, and outside finishes must stay under 40% reflectivity. Whether your block is inside it takes a map check on VicPlan, which is worth doing before you fall for a colour.

Bay cliffs, Bass Strait and old moonahs

Sorrento has the bay on one side and a back beach facing Bass Strait on the other, so salt arrives on any wind. It also sits under heavy tree cover. The largest moonahs in Sorrento Park are thought to be up to 200 years old. Shade keeps south walls damp, and leaves hold water in gutters. On census night in 2021, 70.9% of private dwellings here were empty, so nobody is watching. Our painters prime galvanised gutters and downpipes on coastal jobs, and we don't start outside work when rain or heavy dew is due.

Don't pay to paint your Sorrento home twice.

In Sorrento, like anywhere, the cheapest quote skips the prep, uses cheap paint and does one coat. It looks fine for a few months, then it peels, and you're paying someone to strip it and start again.

Exterior Repaint in Sorrento

Sorrento sits on Port Phillip Bay and Bass Strait, and salt air is hard on exterior paint and bare metal. On coastal jobs we prime galvanised gutters and downpipes before they're painted. We don't start outside work when rain or heavy dew is due, and on hot days we work in the shade, so the paint goes on and dries the way it should. Sorrento is built on limestone, from the historic Continental Hotel to the old stone homes behind its tree-filled streets. Heritage limestone and older timber need breathable, compatible paint and careful prep, not a heavy modern coat over the top.

Sorrento painting questions, answered.

Quotes and price

Do you paint houses in Sorrento?

Yes. We paint homes in Sorrento and the suburbs around it, inside and out. Call or send the form and we'll come and look at the job.

How do I get a quote?

Call us or send the form with a line about the job and where you are. We'll arrange a time to look at it and give you a written quote. The quote is free.

How much does it cost to paint a house?

It depends on the size of the area, how much preparation the surfaces need, their condition, access and height, and how many coats it takes. We don't guess over the phone: we look at the job and put the price in writing, with each of those explained.

Do you take a deposit?

Yes, but only enough to cover the materials for your job. Everything else about payment is set out in your written quote before we start.

The job itself

Is there anything different about painting in Sorrento?

Sorrento is built on limestone, from the historic Continental Hotel to the old stone homes behind its tree-filled streets. Heritage limestone and older timber need breathable, compatible paint and careful prep, not a heavy modern coat over the top.

Who actually does the painting?

Daniel's team of trade-qualified painters. Daniel runs the business and is your contact from the quote to the final walk-through.

What paint do you use?

Dulux, on every job. We pick the right Dulux product for the surface, whether that's a wet-area ceiling, weatherboards or a factory wall.

What time of year is best for exterior painting?

Dry, mild weather. Paint needs a dry surface and a temperature in the manufacturer's range while it cures, so exterior work is planned around the forecast. You get a planned schedule, and if rain moves the dates we tell you.

Peace of mind

Are you insured?

Fully insured, $20 million public liability, on every job.

Do you guarantee your work?

Yes. Every job comes with a 7-year workmanship guarantee. If something fails because of how we did it, we come back and fix it.

When can I reach you?

Answering the phone 7 days. Call 0481 737 626, or send the form any time.

Do you paint near Sorrento too?

Yes. We also paint in Blairgowrie, Rye, Tootgarook, Rosebud and Dromana, and right across Frankston & Mornington Peninsula.
