Painting a shop or office in Brighton

The shopping strips and centres here, and what each means for painting a shop or office.

Two storey Victorian shopfronts on Church Street

Bayside's structure plan for the Church Street centre says its low scale and heritage character come from two storey Victorian shopfronts with narrow frontages, and it wants them kept and restored. Victorian Places counts 17 shops there by 1887. A parapet, a rendered upper floor and timber shop windows of that age need loose paint off, cracks filled and rust on any iron treated before the colour goes on, and the top floor is painted from a lift so the footpath stays open.

Bay Street: the busiest strip of the three

Bay Street had 65 shops by 1887, Victorian Places says, and the council's Bay Street structure plan puts the retail core next to the station between Hillcrest Avenue and Asling Street, with offices at the western end. The same plan asks for the two storey Victorian shopfronts to be kept. A faded front on a busy strip loses customers, and the fix is prep, not a quick coat: wash, scrape, prime and two coats in a colour that suits a heritage street.

Edwardian and inter-war shops on Martin Street

The Martin Street structure plan describes a compact strip between Nepean Highway and Hamilton Street in Brighton, fine-grained individual shops set off by Edwardian and inter-war buildings, with homes above the shops in recent years. On a rendered inter-war front the render is washed and sealed, rust on steel windows is treated and bare timber primed. If flats sit above, the owners corporation can have one quote for the whole facade.

Schools, clubs and baths: painting around opening hours

Brighton has several large schools, the yacht club by the pier and the Middle Brighton Baths on the foreshore. Buildings that are busy every school day need the work ordered around them: term dates, which rooms must stay open, which door stays clear. The written quote sets out the order of work, the prep, the price with GST and the timing, and our insurance certificate is there to see before the job starts.

Aussie Painting vs the lowest bid in Brighton

Don't pay to paint your Brighton building twice.

In Brighton, like anywhere, the cheapest quote skips the prep, uses cheap paint and does one coat. It looks fine for a few months, then it peels, and you're paying someone to strip it and start again.

Quotes and price

Do you take on strata painting in Brighton?

Yes. Call or send the form with a line about the building and we'll come and look at it.

How do I get a quote?

Call us or send the form with a line about the job and where you are. We'll arrange a time to look at it and give you a written quote. The quote is free.

How much does it cost to paint a building?

It depends on the size of the area, how much preparation the surfaces need, their condition, access and height, and how many coats it takes. We don't guess over the phone: we look at the job and put the price in writing, with each of those explained.

Do you take a deposit?

Yes, but only enough to cover the materials for your job. Everything else about payment is set out in your written quote before we start.

The job itself

Who actually does the painting?

Daniel's team of trade-qualified painters. Daniel runs the business and is your contact from the quote to the final walk-through.

What paint do you use?

Dulux, on every job. We pick the right Dulux product for the surface, whether that's a wet-area ceiling, weatherboards or a factory wall.

Peace of mind

Are you insured?

Fully insured, $20 million public liability, on every job.

Do you guarantee your work?

Yes. We back our work with a 7-year workmanship guarantee on interior walls and ceilings. The guarantee covers peeling, flaking or blistering of paint we applied, caused by our preparation or application: 7 years on eligible interior walls and ceilings, 12 months on other eligible painted surfaces, and no fixed period on decks, floors, paths, stains, oils and clear finishes. It stays with the customer who paid for the job and doesn't pass to a new owner. Other conditions apply. The full terms are on our guarantee page.

When can I reach you?

Answering the phone 7 days. Call 0481 737 626, or send the form any time.
