New factories between Greens Road and Dandenong Creek
Greater Dandenong's structure plan extends the Dandenong South industrial area into Keysborough, for manufacturing, wholesaling, logistics and storage. The estates sit off Greens Road and Perry Road, beside EastLink and west of Dandenong Creek. The estates were planned from 2009, so the buildings are fairly new, and the first repaint is about faded colour and chalky coatings. Walls are washed, chalky surfaces sealed and the colours matched across the whole building. High walls are done from a cherry picker or similar lift.
Damp and rust near the creeks
The land here is low. The plan requires lots backing on to the Dandenong Creek drainage reserve to be raised around 900 mm, sends stormwater to the Mordialloc Creek floodplain, and puts a retarding basin with a wetland between EastLink and the creek. Walls near drains and basins stay damp at the base, and steel doors, rails and bollards rust. Rust is treated and primed, and mould cleaned off, before paint.
