How long does exterior paint last near the beach?

Why won't anyone give a straight number of years?

Because two houses in the same street can age completely differently. A light-coloured, well-prepared wall under deep eaves on the sheltered side of a house can look fresh for many years, while a dark wall facing the afternoon sun and the sea breeze on the same house fades and chalks much sooner.

What manufacturers do publish is guarantees. Dulux's Weathershield Promise, for example, says the paint won't peel, flake or blister for as long as you live in your home, provided it's applied and maintained according to the instructions on a sound surface. It also excludes colour fade and failures of the surface underneath. Haymes' outdoor painting advice simply says exterior paint should last several years depending on quality. The honest answer is that a guarantee against peeling isn't the same thing as a promise the finish will still look new.

What does salt air actually do to paint?

On the bay side of the Peninsula and along the back beaches, onshore winds carry fine salt spray that settles on walls, window frames and eaves. Salt holds moisture against the surface and, left in place, builds up a gritty film that dulls the finish and makes it harder for a future coat to bond. On bare or poorly protected metal it speeds up corrosion.

That's why Dulux's product instructions treat the coast differently. For Weathershield, Dulux recommends washing painted surfaces every 6 months in coastal and industrial areas, compared with once a year in sheltered and inland areas. For galvanised iron and ZINCALUME within 1 km of the sea, it specifies a metal primer before the topcoats.

Which walls wear out first?

In Australia, the walls that cop the most sun. Dulux's trade advice on blistering says north- to west-facing walls are under the most stress, and that dark colours absorb more heat. Heat and UV break down the paint's binder over time, so those walls fade, go chalky and lose their protective film before the others.

It's common to see a house where the south side still looks fine and the west side needs work. When that happens, the sun-facing walls can sometimes be repainted on their own before the whole house needs doing, as long as the colour can be matched.

• North and west walls: most sun and heat, usually first to fade and chalk.
• Walls facing the water: most salt, so they need washing most often.
• Sheltered walls under eaves: less sun and rain wash, so dirt and mould can build up instead.
• Window sills, bottom boards and fascias: where water sits, so where peeling often starts.

Does colour choice make a difference near the coast?

Yes. Darker colours absorb more heat, which puts more stress on the paint film and the timber underneath, and dark colours show fading more obviously. Light and mid-tone colours are more forgiving on hot, exposed walls. That doesn't mean you can't have a dark house near the beach, but it's worth knowing the trade-off, and choosing a quality exterior product with strong UV resistance.

Haymes notes that acrylic exterior paints with high UV resistance generally outlast solvent-based enamels outdoors.

How do you make exterior paint last longer by the sea?

Most of it happens before the first coat, and the rest is simple upkeep.

• Start with proper prep. Wash off salt and chalk, scrape back loose paint, sand, fill and prime bare areas. Paint only lasts as long as the surface it's stuck to.
• Use a quality exterior product suited to the surface and exposure, and apply the coats the maker specifies.
• Wash it regularly. Dulux suggests every 6 months in coastal areas, using low-pressure water or a soft brush with warm water and sugar soap. Avoid high-pressure cleaners close to the surface.
• Give new paint time. Dulux says new paint takes around a full week to reach full washability, so don't scrub it straight away.
• Fix small problems early. Reseal gaps, touch up chips on sills and trims, and keep gardens and sprinklers off the walls.

What are the signs it's time to repaint?

Don't wait until timber is bare. Repainting while the old paint is still mostly sound usually means much less prep than repainting after it has failed. Watch for:

• Chalky powder on your hand when you rub the wall.
• Noticeable fading, especially on sun-facing walls.
• Fine cracks, or paint lifting along joints, sills and the bottom edges of boards.
• Grey, bare timber showing through.
• Rust spots on metal trims and fittings.

What if my paint is already peeling?

Then the question is why, before anything else. Peeling usually comes back to moisture or poor preparation, and painting over it only hides the problem for a while.
